Wereldhave Belgium is a real-estate investment company, owning and operating properties related to offices, shopping centers, industrialized and residential possessions. The company is one of the closed end investment group that carries out its work of investing in official and retailing areas of Belgium. The company offices are being located in Brussels, Belgium near Brussels-ring with some of the retailing offices are being located in French-speaking area of Belgium. The portfolio for it’s broadening our horizons has been established back in 15 Jan, 1998, with the current Chief Executive Officer as J Pars. Wereldhave N.V. (Dutch group) is considered as its parent firm having offices in Paris, NY, Madrid, London and The Hague.
While talking about the capitalization of the company, the profit of the company comes out to be 7.6million € (as the case was in 2009) with marketing revenue share of 350 million € that have been increased to 500 €. The shares are being traded on NYSE Euronext Amsterdam in Brussels. Talking about the shareholders of the company, the fact to be considered is that Wereldhave Belgium Wereldhave owns 66 % of the shares of the company. All the management (regarding the issuing and purchasing of shares) is mainly handled by a team Board of Management. Economic grade of the company in the Netherlands has been stated as that of investment institutions, so it follows as if they don’t need to pay any tax on corporation basis and only just pay tax for the R & D activities carried out in the Netherlands.
Investments are subjected to Societes d’Investissements Immobilieres Cotees (SIIC) and Real Estate Investment Trust (REIT) groups, located in two main countries i.e. France and US, respectively. The company preferably invests in flexible and recognizing building areas, present in knowledge intensive localities which are easily available and accessible within top market areas. Mainly, the focus is on shopping centers in North West Europe and stabilized offices in Paris. The main possessions include: 5 reality based real estate projects that have been made to be given on rent with the overall initial-state deal and yield of around 7 %. Moreover the investments that have been acquired in the US and UK have been sold back in beginning of this year (2013). The Itakeskus shopping - center had been purchased by Wereldhave back in 2002 and the Finnish management organization of the shopping-center had joined it. After the purchase of 2 possessions of the office buildings (in San Diego), the company had moved to the 3rd one within US, along with other possessions acquiring in the markets of Washington d.c. and Texas.
